The following are examples of critical phases

of construction that should be included in

the inspection/monitoring contract:

1) General review of construction plans.

2) Percolation testing of soil for placement of septic system and review overall design of system.

3) Foundation location and alignments.

4) Water drainage and control around the house site.

5) Foundation forming and concrete pour.

6) Rough frame/walls alignment.

7) General wall alignments and door/window locations and sizes.

8) Electrical location and materials.

9) Plumbing locations and tubing.

10) Setting of concrete forms and reinforcing bar.

11) Roof framing and rafter alignment.

12) Placement and sealing of roof materials.

13 Interior/exterior finish work.

14) Final walk through to check all fit and finish, and operation of basic house systems.

The Existing Home Inspection

Basic Report includes written data on:

• Water drainage and control around the house.

• Condition of roof and roof components.

• Exterior walls, sidewalks, driveways, patios, and pools.

• Electrical service equipment*.

• Interior walls, ceilings, floors, windows, and doors.

• Condition of water heater, water system, and household sewage system.

• Functional testing of all plumbing fixtures and most appliances.

• Structural condition of foundations, floors, and walls.

Swimming pools and detailed electrical

 inspections are a separate report
